Dundee's business base in numbers
There were 3,655 enterprises registered in Dundee City in 2026, on ONS UK Business Counts figures (Nomis labour market profile: Dundee City). 3,110 of them (85.1%) employ fewer than ten people, 445 employ 10 to 49, 75 employ 50 to 249 and 20 employ 250 or more. That is 2.1% of the 176,000 enterprises in Scotland. Counting branches, shops and depots separately, the area has 4,970 local business units.
Measured by employee jobs (2024), the largest parts of the Dundee City economy are health and social care (24.4%), wholesale, retail and motor trades (14.1%), education (11.5%) and hotels, restaurants and food service (10.3%). Compared with Great Britain, the area has more than its share of public administration (7.7%, 1.6 times the Great Britain share of 4.9%), education (11.5% against 8.6% across Great Britain) and hotels, restaurants and food service (10.3% against 7.8% across Great Britain). In total the area has 78,000 employee jobs and 148,390 residents (2025).
Small business loans in Dundee: what the figures mean
- Because 85.1% of enterprises here are micro businesses, many Dundee applications rest on the directors as much as the company: lenders read the personal credit files and usually ask for a personal guarantee.
- Health and social care: 24.4%, 1.7 times the Great Britain share of 14.2%. Health and social care is a large employer; care providers and clinics have their own lender criteria, set out in care home finance.
- Public administration: 7.7%, 1.6 times the Great Britain share of 4.9%. Public administration is a large employer here, and firms that supply councils and public bodies often wait 30 days or more for payment, so working capital matters.
Set beside nearby cities, Dundee City has 3,655 enterprises for 148,390 residents, or 24.6 per 1,000 (our calculation from the ONS figures). Edinburgh has 18,635 enterprises, 35.1 per 1,000 residents, with 85.8% employing under ten; Aberdeen has 7,760 enterprises, 33.7 per 1,000 residents, with 84.7% employing under ten. Professional, support, digital and finance jobs together are 13.4% of the Dundee total, against 31.2% in Edinburgh and 23.1% in Aberdeen.

Business loans under Scots law
Three points of Scots law change a Dundee loan. First, property security is a standard security in the Land Register kept by Registers of Scotland, not an English legal charge. Second, a floating charge has to be created and registered at Companies House within 21 days, the same deadline as in England (GOV.UK). Third, Scots law has no automatic crystallisation and no LPA receivers (The Gazette).
The rate on the loan is set by the lender's view of the business, not by the law. The law decides which lenders take part, because some English lenders choose not to document security north of the border.
The British Business Bank's Investment Fund for Scotland (£150 million) covers Dundee and is open for applications. It offers smaller loans of £25,000 to £100,000, debt finance of £100,000 to £2 million and equity of up to £5 million.

Do you have an office in Dundee?
No. Smart Funding Solutions is based in Chester and works with Dundee businesses by phone, video and email; lenders do not need you to be local to us.
